MPT Accused of Inflating Property Values and Enabling Prospect’s Financial Decline
A senior executive at MPT Trust revealed in an email that they believed Prospect wanted Leonard Green to exit, and for MPT not to impose company restrictions, allowing Prospect to improve its balance sheet. Despite Prospect's poor condition, MPT’s stock price doubled between 2016 and 2022 and issued an estimated $3.2 billion in dividends. By 2022, Prospect was insolvent with unpaid bills and liabilities exceeding assets by more than 75 percent. MPT propped up Prospect with a $100-million loan, despite CFO Steven Hamner denying any plans to do so. The loan saw a huge increase in the value of Foothill Regional Medical Center, one of Prospect’s facilities. The overvaluation was acknowledged in internal communications among MPT executives.
