A senior executive at MPT Trust revealed in an email that they believed Prospect wanted Leonard Green to exit, and for MPT not to impose company restrictions, allowing Prospect to improve its balance sheet. The loan saw a huge increase in the value of Foothill Regional Medical Center, one of Prospect’s facilities. The overvaluation was acknowledged in internal communications among MPT executives.
